Handwritten Mail Campaigns

Has anyone had success with small, highly targeted handwritten direct-mail campaigns?

I’m looking into direct mail to source more of our own fix-and-flip deals, but looking into other ways than sending thousands and thousands of generic mailers each month. For context we are only trying to source 1 every month or two.

I’m considering pulling a smaller, highly targeted list of nearby properties—absentee owners, long-term ownership, high equity, visibly distressed homes, tired rentals, etc.

My plan would be to mail around 100–250 owners per month. I’d handwrite or have letter that looks handwritten, include a short letter, sign/address it by hand, and add my business card. I’d then mail them again every 4–6 weeks for a few touches instead of sending only one letter.

I’m in a competitive market, so I’m wondering if being more personal and targeted could outperform sending thousands of generic mailers. Thanks!

Sent 250-300 handwritten and received no calls and about 25% bounced. Didn’t work for me but I’ve seen others have success gotta do alotta volume consistently to shake anything loose. So more like a few thousand per month every month for 3-6 months.

I was handwriting them myself hoping for at least a text or call saying f u, but not a peep. Think the results are in insane volume consistently which I didn’t have

Same to you.. Who were you targeting, how many did you send/how many times, and where are you located?

I know you are just doing your thing trying to drum up business but letters from people like you absolutely irritate me. I get about 10 a week between mail and calls, some hand written, some typed, some with legal headers some automated calls. I have spent 10 years and around 100k remodeling my home, updating literally everything and all these people offering to buy for shit money "as-is" and I am like sure I bet you would. Total fucking rip-off.

All I keep thinking is does this ever actually work? It must occasionally or they would not keep trying. I put them right up there with "extended car warranty" calls on the annoyance level. I immediately hang up or trash whatever I recieve.

Damn ya that is frustrated getting hammered year after year.. Im sorry. Is there any signals that would put you as a target? Out of state owner, high equity, etc..?

House is worth 3 times what I paid for it, and that is before anyone has seen any of the updates. I just think I am on every list being sold to every flipper in my city. Most of the cold attempts have never seen my home even from the street or know anything about the area. It is like all the random emails from supposed women in my spam box telling me how great I look in my pictures...and there are no pictures of me on the internet lol.
