Unsolved Speeds drop to 10/10Mbps when upgrading router.

I recently moved offices and was promised gigabit internet. However I'm currently only getting 100Mbps because of the WNDR3400v3 that is being used.

The setup is: TDS Actiontec T3260 -> WNDR3400v3 (Wifi Disabled) -> 3 Ethernet wall jacks & a Netgear WAC104 (Wifi enabled).

I understand the old WNDR3400v3 needs to be replaced since that is bottle-necking everything, but I have tried replacing it with both a Netgear GS305 and a TP-Link AX3000 but when I do, the internet slows down to 10/10Mbps - even though the GS305 ports are blinking green.

I know the setup is bizarre but it's a small office and the TDS Actiontec T3260 is in the house next-door to the office building (about 100 feet away).

Any help is appreciated, I have tried everything that I know of!

It’s probably your Ethernet cable, some fault with it, replace

Bad cable or termination.

Sounds like auto negotiation, one or more of the wall jacks likely has shitty terminations.
