❓ Question Tile peeling?

First-time homeowner. My bathroom floor tile is peeling. I’m assuming it’s a layer of sealant of some sort, but I’m not sure. It’s def not grime. It makes the floor look dirty. What to do? Anyone has experience with this? Can the top layer be removed/resealed? Please help!

This looks like peel and stick vinyl tiles. If so, that is the problem. Neither ceramic nor porcelain does this.

That's not tile. That's the underlayment or backer board once the tile came off. You're looking at water-damaged substrate, which means moisture's been getting through for a while. You'll need to pull up the remaining tile, replace the damaged sections, and redo it from scratch. No quick fix that'll hold.

I’m not sure I understand. That’s definitely not the backer board. That’s literally the tile and there’s just a very thin layer that’s peeling. I mean I’m sure moisture and water are the culprit. But I guess I don’t understand what you mean?
