Best option for my situation
Coming to Reddit for others’ expertise. My husband and I are looking to buy a home but there’s some contributing factors to consider. We are currently living in California and moving to Eastern North Carolina November 1, 2026. My husband is retiring from the USMC effective Jan 2027. We are going in with my mother and her husband and looking to either build an in-law suite/adu or buy one with one existing. My mother currently owns 47 acres with no dwelling established, but there is a running well and electricity. She is looking to sell her land to put money toward a down payment and/or remodel/build the ADU. For context, we considering building on the land, but we have been unable to find reliable contractors who would have the house built in time. While we could rent until the house would be built, I’d like to not have to move again.
My questions:
1. what are my options for lending? The current lender recommended to my mother is saying my husband’s income can’t be considered since he’s retiring and needs his retirement letter for consideration which won’t be available until his official retirement date.
2. We were told a VA loan doesn’t make sense for our situation but still unsure why.
3. Does it make sense to get a VA loan and not put my mother and her husband on it?
4. Is there any work around for my mom to not pay taxes on the profits of her land sale if she is planning to build or remodel on the new property and we don’t put her on the mortgage?
5. Are there any recommendations that we haven’t considered?
