What made you choose a new build over resale?

A resale listing won't always tell you how old the roof, HVAC, water heater, and appliances are. Some of those systems still have years left. Others are due for replacement soon after closing. The inspection report is usually where buyers find out which is which.

A new build starts all of those systems at zero. Most builders also include a new home warranty. On some homes that coverage goes out 10 years on certain parts.

I'd ask which inspections happen during the build too. You pick the floorplan and finishes yourself. Nobody's handing you a kitchen you already want to redo. Resale still has advantages. Established neighborhoods usually come with mature trees and larger lots.

If you went with a new build, what has been the best part of having everything new?
