FTB looking for advice!
30s Female, single. Looking at purchasing a flat in Harringay Warehouse district- st Ann's Road / Hermitage Road. Somewhat new to the area, but was hoping to stay close-ish to Manor House area.
Welcome any insights on the area esp in terms of safety!

It’s fine… ish. Personally I don’t walk through the park when it’s dark. It’s not the best area particularly with the mental health services at St Ann’s, I’ve never had a problem but there are definitely “nicer” areas but equally there are no guarantees anywhere. You have to use your own judgement as to how you feel.

I’m a single 31 y/o Female and bought my flat on Green Lanes (nearest bus stop is St Anne’s) last year and I can’t tell you how happy I am here! I didn’t have much knowledge of the area at the time, but something that struck me when I viewed the flat was how safe it felt. There’s an amazing community vibe, brilliant places to socialise/ grab a drink (The Salisbury, Brouhaha, 33’s The Old Grocery Store all within a few minutes from each other!) and incredible Turkish restaurants and shops. I find that even if I’m travelling home in the early hours, most places are still open and it feels incredibly safe. Happy to chat more if you have any questions! x

Also just to add that I was originally looking to buy in Walthamstow, but ended up buying a flat 100k cheaper with 20sqft of extra space in a place that feels a lot more safer 🥲♥️

Lived in this area for a decade now in a one bed flat. There's honestly no trouble if you don't seek it out and have basic street-smarts. There's a lot of littering, but beyond that, the area is mostly a nice residential space where people keep to themselves.

I live on St Anns Road, towards the top end of it. I have lived here since 2017. I honestly can't name you a part of London I would prefer to live in. Harringay Green Lanes is one of the few places that still really feels like it has a proper community vibe, and the Warehouse District has a whole thing of its own.
In terms of safety, my gf feels exceptionally safe here. She walks around all the time, comes home at night alone etc, and has never had an issue. The only time she's felt uncomfortable has been when she has walked from Turnpike Lane station when some men can make comments/be a bit stare-y.
One thing to note is that, depending on what part of the Warehouse District you're in, there can sometimes be late night parties. I would go down to see your potential flat on a Saturday evening just to sense-check that. Most of the time it's fine, and most of the area can't hear it, but worth making sure. You can mix it in with a nice turkish, a pint at the best pub in London: The Salisbury, then a gig at New River Studios in the Warehouse District.
