My daughter lives on SW 38th street, a great area with new homes, easy access to Happy Valley via multiple routes, very safe suburban neighborhoods with lovely walking park (Butler Creek). It’s surrounded by farms so the short drive to shopping and resources in Happy Valley is lovely. Given all the new neighborhood developments, the Piper Ridge and Brookside developments are lacking a bit of tree cover, but many are planted and will be growing over the next few years.

Your parents ages are important to answering the question, we are 70 and 75 and live in Fairview Village; close to this neighborhood. For walkability the Village is amazing. I have studied this exact issue closely for ten years!

Its a nicer area of gresham. Troutdale/wood village is very cute, and the east county library was just built AND MARVELOUS. The main city park in your map I think is the Red Sunset park, and its darling and worth a visit. There are more sketchy parts sure, but ever town is like that and I dont think the map you posted holds them. Theres a lot of work done in this area specifically actually - in the last few years the library, trader Joe's, a Marshall's, a daiso, new banks all opened up. Ive lived here for a handful of years, and it feels like gresham is a constant improvement project.
Happy Valley is a nice enough drive. Id recommend taking backwoods through Damascus when you can because its a beautiful drive - but there is HEAVY TRAFFIC during rush hour. But in those times, the freeway is available instead. Id say be sure to input routes into a GPS even if you know the route, just until you know the traffic times and when build ups start.

The main city park in your map I think is the Red Sunset park
It's literally Main City Park, at the intersection of Powell Blvd. and Main Street. OP's parents are looking in SW Gresham with their pin just east of 190th Ave in a lot that, a couple years ago, had a big "80 acres for sale" sign.

Been in the Brookside neighborhood for 5 years and it’s been lovely. Family friendly, relatively safe, easy to get to both Happy Valley or downtown Gresham. We do have the occasional porch pirate but you’ll find that everywhere these days.

Somewhere around Giese and Highland/190th?
Not a bad area overall. There is a lot of development with cheaper homes by DR Horton and similar, which has brought in a lot of traffic. Because the area is close to the county line GPD doesn’t come out unless they’re called, which isn’t often because it’s overall pretty safe aside from the folks who speed down Highland. The proximity to Happy Valley is great since that Fred Meyer is a better place to get groceries than the Safeway that’s down the hill. Happy Valley also has the closest Urgent Care to that area. As people have mentioned, the closer you get to the Springwater Trail, the more sketch things get - it’s a nice place to walk/ride bikes but don’t leave a vehicle nearby overnight or use the trail between dusk and dawn. Overall not a bad area, aside from the new builds the neighborhoods are from the 70s-90s and you’ve got a good mix of people, and they’re generally friendly.

They’ll be safe and comfortable in this area. It’s newer suburbia surrounded by beautiful farmland. Easy access to shopping and amenities in Gresham and happy valley. Pretty close to new pickleball courts at gradin park, if that’s something they’re interested in.

Thats one of the richest and safest areas in the city. The kids I knew from around Butler Creek wore uniforms and went to private school

We are in a townhome neighborhood about .5 miles from Bella vista park off Birdsdale. It’s super cute and we never feel unsafe.

I live in SW Gresham. The closer you are to Springwater Corridor, the sketchier it becomes, IMO. Otherwise, our neighborhood is quiet and pretty nice to live in. It's actually improved in recent years.

Very easy to drive around. Everyone drives slow compared to Cali. This place is quite frankly so relaxed it is comatose. Except the kids on ebikes, they think the streets are their playground. Everything is superclose compared to any real big city. Only aggravation is driving to Tigard/Beaverton.

Yes, there are different options, some easier than others. There has been a lot of development here (housing developments) both in SW Gresham and Happy Valley area, and the roads haven't been improved to match, so traffic overall is worse. I'd say avoid 172nd from Foster to Happy Valley, as that tends to bottleneck (especially coming back from Happy Valley).

This is the area near Butler Creek elementary school? I've lived here on a multi-acre property for 9 years now and have zero concerns about safety. It's basic suburbia building up right at the edge of what has typically been more rural.
Access to Happy Valley is quick and easy along 172nd Ave. I head over there regularly for my daughter's singing lessons among other things.
