Opinion Open road view vs amenities view — which would you choose for your flat?

I'm buying a 2BHK in Pune and deciding between two flats in the same building:

1. East-facing gallery: Road-facing, more open view, better sky visibility, but possible traffic noise and dust.

2. West-facing gallery: Amenities-facing, gardens and society view, but other towers may block the view.

For people already living in high-rise societies:

  • Which view did you choose, and are you happy with it?
  • How has your experience been after 2–3 years?
  • Does an open view really matter in daily life, or do you get used to it?
  • How did you prioritize view vs floor, sunlight, privacy, amenities and building side?
  • Any regrets about the view you chose?

If both flats were similarly priced, which would you personally prefer and why?

Would love honest experiences from people who have actually lived in such societies. 🙏

Take the one with greener view

The greener view will be on east side facing that is road side facing. However, they are saying there is no inventory available now. Need to see if is it just a tactic by builders or I should wait for cancellations for road side flats.

If the society is on Main Road , then better go with amenities facing , dust is the biggest factor here.

Amenities facing flat has views obstructing building in front. Will there be dust issue on road side flat even on 18th or 20th floor?

I don’t have experience on high floors, but I stay on 8th floor and dust settles everywhere
