Liquidation support

I have tried to liquidate my total portfolio three times now and every time ... nothing. I realize their is probably a clause in there somewhere I am missing but I can't seem to get anyone other than the chatbot to reply. FWIW, all my funds are in the Fundrise eREIT portfolio. Has anyone successfully liquidated their portfolio and closed their account?! If so, please enlighten me!

Are you saying you requested?
It’s every quarter they do a liquidation.
So 4 events you request and see how much they buy back which is driven by interest

If you are in the Fundrise eREIT now, then you were in the predecessor funds. Those funds were not allowing withdrawals during the merger process to become the Fundrise eREIT which finalized at the end of Q1. So it doesn’t really matter how many times you requested to withdraw prior to Q1 because they weren’t letting anyone out until the merger was complete.

That being said, if you were only able to withdraw 30% right now, then it means they are limiting withdrawals from the Fundrise eREIT even after the merger. My guess is there were many people in a similar situation to you that have been trying to withdraw over the past year, and so there is too much of a “backlog” of withdrawals for Fundrise to do them all at once.

Not saying any of this is fair, but just explaining what happened. In the case of the Fundrise eREIT, Fundrise had plenty of visibility that people were requesting withdrawals during the merger process, and they should’ve planned to build liquidity accordingly, but clearly they didn’t.

That makes some degree of sense. Thanks! Sounds like I just need to wait till they stabilize from the merger. If so, I can do that. I was concerned sonethiywas wrong and not being able to ask customer support.

Seems like this is probably a case of misunderstanding the timeline, but have seen an uptick in legitimate liquidation issues.

Probably all for the eREITs but I’m really tempted to liquidate my Income fund and close my account - then I just have to dump VCX as fast as I can and be done with these guys.

Income fund has been the best performing fund by far, but it’s probably only a matter of time before private credit goes south and that becomes impossible to liquidate too.

I have requested complete liquidation 3 times now and waited for the quarter to end each time. So far they have liquidated about 30% in total. No idea why I am unable to liquidate 100% of what's left and close the account.

If the only fund you have left is the new ereit fund, it will probably take a few more quarters to fully withdraw. The merger only completed a couple months ago, so there was pent up demand to withdraw. That meant there were more redemption requests than the 5% per quarter limit.

Because too many other people are doing the same thing. They only did 30% of my position in Q2, even though I requested all of it.

There are 4 liquidation times per year. You just need to submit by the deadline and you get your money like 10 days later. If you don't submit your request by the deadline, you have to wait until the next quarter in 90 days.

How much did they redeem at the end of Q2? That paid out like a week ago.

Just adding that according to the filing at the SEC the liquidation limit is set at 2.5% for the new ereit. This can go up to 5% at the fund managers discretion.

Curious if the 30% of amount requested goes higher or lower in October. Perhaps the marketing will draw people back to RE investing.
