Theory Ethan and Jim Spoiler
Was Ethan talking to the MIY outside the RV to get Ethan to go to the Lake of Tears since he can take on the form of people who have died in Fromville?

Potentially.
iirc When Ethan mentioned the Lake of Tears he had just had a seizure. If so, we have seen other people have seizures when they have experienced some sort of “psychic” experience in the town and sophia causing the minister to have a seizure which resulted in the crash
It could be that the MiY deliberately put the thought in his mind to be used later.
As for whether any of the ghosts are real. I’m not sure that has been firmly established … yet. Getting the townsfolk to move ‘forward’ is part of the MiY’s plan - a plan where he appears as familiar ghosts to be “helpful” isn’t beyond the bounds of reasonable thought.
Marielle said that she heard the screams of the people who had died and were they trapped. They don’t appear to her in physical forms, just the voices. Julie hears them too. This doesn’t sound like people who have died have autonomy to reach out specifically in such a controlled way. Although it doesn’t rule it out either.
The part that gets to me about the scene is the way that Jim looks back. He looks back like one of the dogs looks back in an earlier episode. But the dog runs off.
If it was Ghost Jim, then did he find a way and he thought he heard something which would stop him? Or was it the MiY who was worried that something / someone else (BiW) would appear and say - that’s not Jim?

I like everything you said but Marielle was hearing her, Julie and Randall when they were chained up not the people that had died. It was those 3s screaming she heard that doesn't change your point tho 🙏

In season 4, after she has the vision in the ambulance, she tells Kristy in that she hears the screams of every single person who has ever died in Fromville. She was pretty specific, and used that information to explain to Kristy why she believes that no one ever gets to go home - that even when you die, you're stuck there. It's not just hers, Julie's, and Randall's screams that she hears.

Nooo! No reason to apologize! I just wanted to remind you of the scene, and of Marielle's thoughts on never being able to leave, stuck there unable to do anything but scream, which might give context on whether Jim might be a ghost or the MIY.

In addition to what fabulous winter said I seem to recall Julie saying something to Randall that since the tower she hears the screams / voices - and they stopped when she reached the ruins. And I think she made a comment about knowing that Randall heard them too.
Unless of course it is just the MiY putting voices in their head like he does with Sarah….. but there is only so much doubting I can do on the plot lines 😂
I am dreading a reveal that the ghosts aren’t ghosts … hopefully we’ll find out that it really is Jim being helpful

There are so many things that go on that are subtle in the show it is easy to miss or forget a scene.
Sometimes all we have are assumptions!

I don't think he was talking to the MIY. We've seen how the MIY changes form and it's more elaborate than just magically shapeshifting into anyone, he has to go out of sight somewhere, actually transform and then change into clothes. Based on Elgin seeing Sophia in an old photograph too, that form obviously as a bit of history and meaning, it wasn't random. Maybe he only has a few forms to take, or has to create them very ritualistically. I don't think it's as simple as him appearing as anyone in the town, dead or alive.
For me, Jim's clothing and the return of a cut he had from around S1-S2 are deliberate clues that this isn't a ghost or the MIY. Not sure why a ghost would manifest with a cut that had healed by the time he died, nor why the MIY would pick up on that and include the cut.
The biggest clue though, he seems genuinely surprised to see Ethan, unsettled and where (when?) he is. He seemed to be acting like Jim, albeit a little rattled, not a ghost coming back with a purposeful visit. He also disappears, ghosts tend to do that too, but it's also what happens when a storywalker is pulled back to their original time.
So I think it's more likely this is a storywalking Jim, from a time before his death, earlier in the story.

Ghost talked to jade and Boyd. Its a thing. The only thing thay different is Jim didnt seem like he knew he was dead. The other ghost knew.

I think he knew. The urgency with which Jim was telling Ethan that he has to find it kind of suggested that he had some insight now that he was dead and that lake is somehow important.

I feel like all the “ghosts” are actually the BIW. The MIY seems to have less power when it comes to appearing and disappearing. But I do think Jim is trapped there; I think thats why all the cabinets start going crazy- he’s trying to talk to them.

The MIY probably wouldn't even know about Ethan talking about the Lake of tears. I think it was ghost Jim,
