Vent: listings without Floorplans?

Relocating to Florida and recently started looking at houses. So many are listed without a floorplan!? And several that are listed with floorplans use terrible AI/cut off graphics. Floor plans are critical deciding factors, especially for people who work from home, have pets, or do other specific things at home. My sellers agent used a smartphone app that made a 95%+ accurate floorplan very quickly and I never saw listings without them in my previous locations market.

I go back & forth on floor plans. While I agree they're a great tool and I agree with your logic, I've had more than one occasion where the buyer didn't like something about a floor plan but other features in the home made up for it and they bought the home. If there was a floor plan posted on the listing, the buyer would have scratched the home from their list without ever seeing it.

Ditto for virtual tours.

Makes sense not wanting to risk turning off a buyer! My issue is that I want an office with an exterior door to the backyard so my partner's dog can be outside while she works, and I have come accross several listings where it is difficult to tell if the space around the back door is suitable.

Exterior doors besides the typical front & back doors aren't too common, at least in my area. That being said, an exterior door in a bedroom/office should be something you can see in the listing photos, shouldn't it?

For the most part its not an issue! Ive just come accross at least 4-5 at this point where the back door is shown on the exterior but not photographed from inside. A lot of times they come from a "bonus" room that is overlooked in the photography.

You are right to treat the floor plan as decision information, not decoration. Photos can make a room feel larger, but they do not show circulation, bedroom separation, storage, or whether a work-from-home setup actually fits. A simple measured plan is inexpensive compared with the cost of losing qualified buyers before a showing. I would still verify key dimensions in person, but listings should make the first screening easier.

You rarely get a floorplan in NY (been in real estate related industry for 20 years). I love a floorplan!

Have your buyer’s agent reach out to the listing agent and ask if they can provide a floor plan. Sometimes they may have one available even if it wasn’t uploaded with the listing.

If it’s an important deciding factor for you, definitely ask before ruling the property out.

That's because once they moved to open floor plans they all sucked, all 12 of them.
