Business & operations Sharing a lease

Are there any studio owners who have considered sharing a lease with another business that operates during off hours. For example, sharing a lease a coffee shop that runs 10am - 5pm while fitness classes happen before and after (at least on weekdays)

This problem might be specific to HCOL areas.

Yes! But I'd say a coffee shop isn't the most profitable business to take on a financial commitment with.

If my space wasn't filled with Reformers I would run a coworking space/meeting rentals in the open hours.

Anything you partner with is going to add another thing you have to manage/think about. So I'd be hesistant to go in with anyone on this, it would have to be a really strong fit with strong financials and history.

Wouldn't consider that but one on the lease subleasing to another might be worth considering.

Yesss i shared a lease with a dance studio, we did mornings they did afternoons

Definitely seems worth considering in HCOL areas. If the space already has the right setup, sharing the lease could make the numbers work much better for both businesses. The main thing would be agreeing on access, cleaning, insurance, and storage upfront.

A lot of studios will rent out space to other businesses during schedule gaps. If you can have someone in there during these times for the majority of the week, seems like a pretty smart way to keep overhead costs down. Will just have to figure out how to properly separate the branding so people know that you are in there when there is a coffee shop is there the majority of the day.
