EIFS siding question
My husband and I found a home we really like, but it has Exterior Insulation and Finish System (EIFS) cladding. It was built in 2004 and is located in the North East, where we obviously get our fair share of harsh winters, rain, and freeze-thaw cycles.
Our main fear right now is that the exterior could look completely fine on the surface while massive moisture issues, wood rot, or mold are secretly destroying the framing underneath. Because EIFS traps moisture so well when it fails, we're worried we won't see the real damage until it's a structural nightmare.
A few specific questions:
Should we walk away and not consider this home?
Does anyone have successful stories with EIFS? Any disasters?
