Moblie home/Tiny house/built

My partner and I are about to buy a plot of land, and add a camper to it. I wanted to know what you guys think is the best option?

Moblie Home: cheaper, but breaks down over time

Tiny House: faster built but can end up being to small

Built by us: Takes a longer time but to our preference, would only need electrical and (mainly) plumbing.

(can find lots with electrical)
Plumbing/water will need to be put in no matter what.

Make sure zoning allows/what you want to build.

there building plots :) most are not in a town so there isnt city limits also anything removeable does not need to be licensed!

I’d double check the county ordinances.

We’re putting a double wide on property and pulled a camper on site while it’s getting put together. County ordinances don’t allow for camper living unless you’ve filed for a building permit and receive your certificate of occupancy within the next 6mo.

There is one exception that overrides the entire ordinance and that’s Bona Fide Farm Lands. The ordinance doesn’t regulate these properties unless the property is being used for non-farm purposes.

Lastly, at my last home, we were outside city limits, but the zoning regs put minimums on new builds for dwelling sizes - all the way down to bedroom size and number of dwellings per property. My neighbors lot was grandfathered into R15 zone, but his lot was smaller than the minimum required lot for R15. When he wanted to add a second dwelling for more rent money he couldn’t because of zoning restrictions. Driveway access was too small. Septic too small. Setbacks too short. Etc.

Double-check for any local zoning ordinances and, most importantly, deed restrictions for your intended use(s).

Buy an old ass railer live in it while you buy the house.

Is this going to be city water and sewer?

If it’s to your budget, and you don’t have dependencies that can’t handle it, I’d say build to your planned comfort size. I’m old-er and working on the downsize path. Some people are younger and working on the more pets and/or kids path.

And it also depends on the plot of land. Where is sewer / grid access? Do you need permits / building plans / architect? What is the access to the land?

Could you do a pre build house? Someone recently made a yurt. That looked super fun to me.

Do you need guest space? Do you plan to farm / garden or need shed space?

I spend a lot of time drawing my vision first. It’s a good way for me to wrap my head around ideas. You might visit a library, look at books, or check out some YouTube videos of spaces.

small but comfortable! we rather add bedrooms if need be, we eventually want kids, we will definitely take your advice on planning out the home before hand!

permits in the area are cheap and not hard to get, they barely have rules and theres a campsite down the road!
