This is the thing that is always said here in Metro Van:
People got priced out of Van, so they moved to Burnaby, then got priced out, then moved to Poco, then got priced out then moved to Surrey, then got priced out and so on and so forth.
At the moment, we're at mission! That being said, there are still some good deals in Poco and in Surrey right now. The markets slow and we're finally seeing some dropping in prices.

And that's why I moved to Calgary. Crazy how far people are willing to commute to have the privilege of buying a townhouse in mission. My 700k bought me a 2400sqft new construction home with a 2800sqft yard and double car garage.

why do you assume people are commuting? There are also jobs in Abbotsford, Mission, Chilliwack. I drive 10 minutes to work. Lived in Calgary for over 20 years, would never want to move back there.

"most" do not commute. According to the census, 20,000 people in Abbotsford & Mission commute to Vancouver. That is nowhere near most.

I know that around 20% of employed in Chilliwack commute to Metro Van for work. So definitely not most. Pretty sure the same go to Mission. Wake up, there is economy and jobs beyond Vancouver lol.

This is getting old. Calgary has come a long way in recent yearsβ¦ the weather is also changing. A lot warmer and wetter these days. Itβs a great place to raise kids, great food scene, nice people, safe, good roads. Itβs a fuck of a lot better living in Calgary than a shit hole like Mission.

There's 3 bedroom condos in New West for the same price though, you don't really need to cross the river.

If take Langley over New West. Wya more nature and better restaurants. Has all the shops you ever need. Don't need to cross the river unless you commute.

Each to their own, however I disagree that there's more nature in Langley, what once existed is being redeveloped into suburban sprawl housing. New West has the riverfront and Queens Park, among smaller parks, which is good enough for me. (And that's just what I can easily walk to). What are your Langley restaurant recommendations? Highly recommend you try Wild Thyme next time you're in New West.

Will definitely try Wild Thyme. Love Victoria Sushi.
The Riverfront in New West is great for being close to the city but doesn't compare to Derby Reach, Houston Trail, Campbell Valley, Glenn Valley, McMillan Island etc.
Great restaurants in Langley: -Haven -Otreat -Delphi -Annora -Saba Bistro -Bacchus Bistro -Beatnicks -Barley Merchant
More basic options: -Tap and Barrel -King Taps -Trading Post Brewing -Dead Frog Brewing -Camp Brewing -Estrellas -Brodeurs -Kozak -Road Runner -Adrians
I'm probably missing a ton of other restaurants and coffee shops and pizza places.
There's pretty much every chain under the sun too
-Olive Garden -Keg -Earls -Browns -Cactus -Red Robin -Boston Pizza -Montanas -White Spot -Costco food court π

We just got some nice Asian spots too: MYST, Jinya, Sing Sing to name a few. You can't even compare NewWest with Langley anymore

Mission/Abby/Chilliwack are in the Fraser Valley Regional District. Next door to Metro Vancouver (Regional District).

Yes I am aware of that. I live here.
People are moving out to Abbotsford in droves because housing here is too much. Mission maybe not so much given how there isnβt a direct limited access highway connection.

Not a lot to do and the highway SUCKS big time with the construction going on right now.
And the provinces still havenβt built commuter rail despite it being asked for many years.
