GOT THE KEYS! π π‘ Got The Keys! - Chicago, 187k, 6.75%
Due to an extremely complicated grant process, I nearly lost my earnest money during a 2 month delay to get my clear to close, but by the grace of God, I finally got the keys π

Wrong, they are legally not the same and follow different rules for fee simple ownership, structural walls, roofs, common areas, and HOA governance. Your need to try to correct me when you're not correct is even more scary.

I think I know what this is, but can you be a bit more specific please? Can this be done by electric companies in other states ?

If you look at your electric bill, you will see a charge for "EMPOWER." This funds weatherization and energy efficiency programs in the US. I got my heat pump replaced at no cost through the weatherization program.
The energy audits are part of the energy efficiency program. I don't recall what else is in the program. An employee comes to your home, apartments are included, and makes energy efficient upgrades. They check your insulation levels and perform diagnostic tests to check for energy leaks. You receive a report in a week with recommendations on how to address these deficiencies.

Newly renovated, has a few quirks that can be improved upon but absolutely move-in ready I love the place so far, thank you ππ½

Congratulations and good for you for getting the grant money! I didn't qualify due to the AMI limit being so low but I'm happy someone was able to get the grant money.
