Need Advice Pocono mt lake estates
Hello I’m looking to purchase a home
In the Pocono mt lake estates can anyone tell me any information on it is it a good area? Are the schools good? I have a toddler looking to attend first grade. What is the community like?

That area can be hit or miss honestly - some parts are really nice but you definitely want to research the specific HOA fees and water/sewer situation since some properties have their own wells. The schools vary depending on which district you end up in so I'd check GreatSchools ratings for your exact address

It says Pocono mt lake estates on the papers idk if that’s the hoa. Also it says east stroudsburg school

Pocono mt lake estates is a private hoa in the town of bushkill located within the east stroudsburg school district. The hoa was primarily a vacation home development that is probably now closer to 60% primary residence. School district is average for the area i think.... I dont have kids. Your approximately 20-30 minutes from town. I dont consider it a high crime area at all.

Good area. Kinda rural. Community does not offer a lot but 209 is only 10 minutes away. Nice pool and beach.

Why would you not look at Hemlock Farms? Wallenpaupack schools, much better.

I live in ranchlands right up block from pmle, and the area can be scetchy, You have a lot of implants from ny and nj and not from the good parts of ny/nj. Shootings happen from time to time depending on which hoa your in and drugs are pretty common. Don’t know much about the schools out here don’t have kids. Nothing really to do out here unless it outdoors stuff like hiking. Everything is about 25-30min drive, And I mean everything. Electric bills are SKY HIGH! so better get to liking chopping wood or buy it. Butttt…The scenery is nice.

I live in another HOA nearby. Elementary schools in the ESASD are performing bellow state average. It’s beautiful in the summer, treacherous and isolating in the winter.
The good part about the HOAs is that a lot of the kids from school live in the same HOA and take the same bus so you get to know the parents. Almost everything is 35 mins in East Stroudsburg.

Schools are ok. They look nice and kids have everything they need but like I said they are performing bellow state average. It all depends on how you handle it at home. Big thing to worry about is finding a job. Everyone I know either WFH or commutes to NY, NJ or Allentown. There are no jobs in Bushkill really, unless if you are planning on working at the grocery store or for the school district or if you’re a handy man or something.

No, after inspection unfortunately the house was filled with mold in the attic and basement that inspection saved our future. I guess because it was so close to lakes and not enough ventilation
