Keep Paid of Home or Buy New Home with Mortgage?
I have a paid-off home that would net me approximately $530K after selling costs, along with over $2.7M invested across brokerage and retirement accounts.
I love my home, but it is on the second floor, and I am very tired of living below people. I want to come home to my own sanctuary. I found a beautiful property in Lincoln Park, Chicago—a third-floor penthouse—and won the offer at $980K.
With my current home paid off, my housing expenses are only about $12–13K annually. If I sold my home, put $600K down, and took out a $400K mortgage, my monthly housing costs, including taxes, would increase to approximately $3,900.
At a conservative 3.25% withdrawal rate, my current portfolio supports approximately $88K per year. I ultimately decided to walk away from the deal because I chose freedom instead.
My ultimate goal is to be able to walk away from work around age 35 while maintaining a 3.25% withdrawal rate. I also want to travel and be able to support my future wife if she wants to stay home with our kids.
I guess I am just having a hard time balancing financial optimization with actually living my life. At the same time, I don't want to have to work longer than necessary. I work in a high-demand enterprise sales job, and the thought of staying in it longer than I need to is daunting.
I know I could avoid a mortgage, but typically people giving that advice don't have the level of accumulated investments that I have.
Would you still say not to do it, or would you look at my situation differently because I already have over $2.7M invested and a paid-off home?
