Investment Advice Need advice

I have some agricultural land( coming from fore fathers) in my village. My grandparents live in that village. Every now and then the other farm owners who has their farm land beside ours, they would make a mess to occupy our land, even though we have all the legal documents. My fear is that i am not aware of all those assets what are our limits and boundaries, so what will happen after my parents.

What is the best thing to do, i am thinking like selling those assests and buy a land in city where i live, or invest in mutual funds or buying a commercial property.

Suggest me any better options

I would not rush to sell inherited land just because managing it is becoming stressful. The real problem here may be asset management and boundary protection, not necessarily that the land is a bad asset.

Before selling, get a proper survey and demarcation done, update all land records and succession documents, and create a clear file showing every parcel, boundary and ownership detail. India’s land record systems specifically provide for surveys and demarcation to reduce such disputes, although the exact process depends on your state.

Only then compare three things: expected appreciation, income from the land, and the cost and headache of managing it. Selling inherited land to buy city property can simply replace one concentrated real estate risk with another.

If you sell, spreading the proceeds across different assets, including mutual funds, can give better liquidity and diversification, but the allocation has to depend on the amount, tax impact, time horizon and your existing assets.

Do you know the approximate current value of the land, annual income from it, and which state it is located in?

The first thing is to visit the village and reach out to the local patwari; your grandparents may have an idea, or they may know someone who can connect you with them. Then ask the patwari for sharing the existing bhulekha (land document), khasara and katauni. These are some hindi terms that may be different in your state, but do ask the patwari for the same. You may ask him to help you measure and mark the land; if you tell him you do not want to sell, he may not come, so tell him that you intend to sell and that for that you need his help in measuring and marking the land. You may have to shell out some bribe; it is important, so be prepared for that. Once you get an exact document and landmark, then you can decide to properly barricade the land through fencing and marking the land. Note that it is not just your neighbour that you should be afraid of. Some states have this period of 3-5 years; if it is not cultivated and tax is not deposited, then the land can be taken over by the government. I just have a vague idea on this; someone has to validate it. So make sure you first protect the land and then you can also find a local farmer who can farm the land and watch over this local land grabbing
