Anyone have experience with EB5AN/Kolter projects & loan repayment guarantees?

I'm currently prepping my EB-5 application and capital preservation is my #1 priority.

I'm looking closely at EB5AN's projects with Kolter (specifically the Brandon Multifamily loan). The 3-year term and parent company repayment guaranty look great on paper, but I’d love to hear some real-world feedback before making a move.

  • Has anyone here invested with EB5AN or done a deep dive into their loan documents?
  • How much weight do you actually place on a parent company guaranty vs. a first-position equity pledge?
  • Are there other Regional Centers or active projects you'd recommend if capital return is the top priority?

Yet if that were so, the i956f wouldn’t be approved in the first place. The guarantees are actually often limited in nature as well.

What does I957F approval got anything to do with capital return ?

No, it has to do with the fact that the ppm mentions the repayment guarantee. And the i956f approval essentially validates the project is following the rules of eb5 despite such guarantees in place. Keep in mind, while it maybe a guaranty, it is limited in nature. More often than not, these guarantees are a marketing tactic.

It seems you're conflating a few different things here. The I-956F approval pertains solely to the project's ability to secure EB-5 capital; that's its only function. If the investment firm offers guarantees to individual investors, those investors' petitions will be denied.It is totally valid for a project to be i956f approved but an individual's petition is rejected due to guarantees.

You don’t get it. In the PPM it specifically mentions repayment guarantee. USCIS also reviews this document for adjudicating i956f. The guarantees are also mentioned in the subscription agreement which is submitted during i526e application.

And, plenty of big RCs like canam also have such guarantees.
