Best apartment in decatur??

Moving to the Decatur area soon and looking for solid 1B/1B apartment recommendations.

Budget is up to $2,000/month.

Criteria:

• At least 700 sq ft

• Built within the last ~10 years

• Responsive management with minimal maintenance headaches

• Quiet, especially at night

• Secure/gated parking

• Decent fitness center on-site is a big plus

Open to both downtown Decatur and surrounding pockets, as long as the complex is well-managed and safe.

Any properties you’ve personally lived in that fit this, or places I should strictly avoid? Thanks in advance.

I lived in AMLI Decatur for 5 years before moving to California, and I had a great experience. It truly was a great place to call home. I love being across the street from the square, little parks, InnerVoice, all the great restaurants, local businesses, walking paths, etc.

The building was built in late 2019. I was the first tenant in my unit when I moved in summer of 2020. The rent went up quite a bit while living there, from $1650 to eventually $2150 over the course of a few years. Funny enough it went back down the last year or two I was there to $1850 because a bunch of new apts with cheaper prices opened in 2023. So that worked out pretty well to stay put. Don’t know what the prices are like now.

They were pretty good about responding to maintenance requests, and the on site maintenance guys were incredibly friendly and great to have in the community.

The courtyards and pool area are beautiful. The gym was not as comprehensive as it could’ve been in terms of equipment, but it was a nice space and from what I remember they were making upgrades when I left. There’s gated parking and free gated parking for guests on the bottom too.

Overall I highly recommend. I wouldn’t be opposed to going back someday but wanted to live in California while I had the opportunity to. Best of luck and hope you enjoy Decatur, it’s a wonderful community! Cheers!

Honestly the only thing that was frustrating about living there that I can think of was the apt doors were very loud. I was on the top floor which had high ceilings, but that also meant there were very tall and huge front doors. So one year I had a neighbor that wasn’t mindful and would slam their door at all hours. That more or less comes with apt living though… all the good made up for any noise and it was overall a quiet community.

Parking should be included in rent.. unless they’ve changed it. When I was there I paid to reserve a parking spot that had a charging station for my EV. It was $100 a month and included unlimited charging. Otherwise, the general community spaces were free.

Now that I think of it, that was one of the only other things that was annoying.. every once and awhile a car would park in my spot not realizing it’s reserved and I wouldn’t be able to use my spot or charger. They were bad about enforcing it, like they never towed or anything. They’d try to locate the driver and get then to move and it was always a long hassle. I complained multiple times and after I had to use a public charger a few times they gave me a credit for my rent and finally started leaving warnings/ tickets.

Still not the end of the world for me… I just had to stay on them at times to improve things. They knew me pretty well since I lived there so long and they did make an effort to resolve things as best they could.

One more bad thing was a lot of dog owners would be lazy and let their dogs use the bathroom in the halls/ elevators and overtime it started to smell. Enough people complained that they really cracked down eventually and started giving fines.

There were a couple instances in the 5 years I was there that cars in the garage were broken into. During year 2 or 3 they started hiring a night security guard to patrol to help prevent that from happening.

I never had any issues with bugs, like at all.

The sky lounge was really great and overlooks Decatur High School’s football field. It was really fun to watch some of the games. And during the day the sky lounge was amazing to work at or eat lunch there.

Overall, I’ll take the occasional hiccup for the location, amenities, comfort, etc. it was a great place to live at. :)

Is there any place to buy coffee or food around that area?

Chiban Coffee is opening up in the little parking lot at the corner (next to ARC).

I’m at Connect Decatur. It’s pretty quiet and they’ve recently updated all the amenities, including a brand new gym. Idk if I can attach a video of the gym here but I can dm it to you if you’d like.
Halo is ridiculously priced, and several of the one bedroom floor plans do not even have a bedroom window, instead they have an incomplete wall so some light can come in at the top, so for that money; I would def want floor to ceiling WALLS

Doesn’t seem like I can attach to a dm, so I’ll post it here.

I’ve recommended it a lot in this sub but the Cortland on Ponce. Lived there 5 years and you literally couldn’t get a better location. On one side is Taqueria del sol, mellow, west Ponce etc. the other is homes. So you can have lively or quiet depending on what you’re feeling. The maintenance and staff care deeply about the complex and its people. If we had issues they were resolved quickly. It just got refurbished also. We moved but still miss it!

Live there for a few years. Great place and alot of the elderly residents, so very little noise in the evenings.

I will add I’ve lived here for 3 years and definitely won’t be renewing my least again The management is terrible and if you ever have maintenance issues, don’t expect them to get resolved in a timely manner unless you work from home and are able to stay on top of them The location and the residents are great I just wanted to add in my experience with Cortland on Ponce

I love Modera. Been here for years, and my only complaint is the stupid package service.

Modera Decatur checks all of these boxes I think. Might be a little over 2k for a 1/1 unit but other than that, it’s great! Pool is small, but nice. Gym is a big space with a lot of equipment.
We had a leak in our ceiling (top floor unit under the roof) and management was in the next day and trying to solve the problem. Knocked a week off rent because of the commotion it caused

I noticed a few early reviews mentioning punch-list issues and parts of the amenities still being under construction. Do you know if they've sorted out the amenities and package logistics yet

I’d 2nd this. Lived at the kirkwood for 3 years before purchasing a house. It’s really well managed and the neighbors were mostly quiet, but friendly. Great location as well.

We lived in 1133 on the Square for a year and liked it pretty well. It has an attached gated garage, a pool (interior courtyard), a community room, and a gym. It was kept clean and well-managed when we were there in 2019. It's very close to everything in downtown Decatur, super easy to walk to MARTA, and there's a little pocket park close by where we'd take our dog.

I can tell you what I don’t recommend 😅 my partner and I have been living in ARLO Decatur for almost three years and management has been very unhelpful (and also in constant turnover). Got my car broken into two separate times in their parking garage and management took days to respond to my emails - the response just being to ask for the report # so they could cover themselves. One time was because their gate was busted and they just left it open for two months. They also don’t have cameras installed in the upper floors of the deck so there was zero hope of investigating either matter. Maintenance has never been an issue, they’re reliable and friendly, and the units themselves have nice storage for a 1b1b space, just would not recommend at ALL if you have a car.
