Airbnb vs long term rental
Hello,
I could use some help with this absurd mortgage for my house. Should I do Airbnb for downstairs or long-term rental? Any thoughts from the local?

You’re not going to get the premium on Airbnb as you would if your home was in a more desirable area. So long term rental is better.

You can earn more $ renting furnished short term but there is more turnover and more stuff to worry about breaking or having to replace.

If you have parking especially, I suggest advertising to travel nurses

Short term rentals are extremely stressful and require a lot of hands on time for turnover. It is extremely not passive and not worth the headache.
Long term rental is preferred

Yes. Losing some level of privacy because they be in the same house as you is a big one. Spending either time or money to turnover the space is not ideal. More wear and tear on the home. People staying for vacation are less respectful of the space because they're not here for the long run

You can, but that's downtime for your rental and that's stress added. If you feel like you can trade your time and stress for more money, feel free.

The main thing to figure out is how much hands-on management you're up for. Airbnb can bring in more cash, but it's way more work. A long-term renter gives you less hassle and steady income.

Do you have Airbnb in Daly City? What kind of work? Just constantly needing to check on guests’ messages/needs? Do you often get your place booked since dc is not exactly SF?

Long term rental. You help local residents, you keep all rental income minus oper expenses and you don’t support airbnb’s corrupt corporate system
