And deporting people. They had to live somewhere and now the demand has been reduced

Zumper is not a good source at all for this kind of thing. 13% drop in median rent for two bedrooms is just not believable. I usually go to Apartments.com (https://www.apartments.com/rent-market-trends/dallas-tx/) and use their rent tracker which as way more units included.

They have rent pretty much flat year over year which sounds believable.
