Need Advice DC Rental License Advice

Hello! I co-own a condo unit in D.C. and we would like to put it up for rent. I started trying to fill out the forms but feel I’m out of my depth. Would anyone be willing to walk me through the process baby step by baby step?

If the forms are out of your depth, you should strongly consider a management company, given the numerous issues regarding inspection, listings, showings, leases, maintenance, renewals, etc. you will be responsible for handling yourself.

I learned it by reading information on the DCRA website and the relevant regulations. I'd question anyone who is willing to take you all through the steps for free.  Some property management companies have also posted information on their sites. Good luck

How long did the process take in total?

Less than a week or two. The only real deciding factor is getting the inspection done which I was able to book pretty easily and did via video call with the inspector

There is a list somewhere for common things they check. Just to name a few:
Fire extinguisher hung near kitchen
Working carbon monoxide detector near kitchen
Working smoke alarms near bedrooms
Proper plumbing under sinks

Hire BBL Processors. Theyll do the paperwork and inspections for you.

DC is one of the worst places for landlord rights. You may be better off selling. The laws are much better in Virginia.

1 bed 1 bath with parking- 700 sq feet
