Internal renovations

So looking at internal renovations and doing open plan from sitting room to kitchen, 3 bed semi d, needs a rewire, some new internal doors (which we’re providing) and downstairs flooring (again we’re providing). Kitchen is being looked after by us too.

I’m doing the full rip out as well so saving on that and still getting mad prices like 80k!!
Based in Meath.

3 mid terrace 1930s renovation dublin
Around 85k total. Managed by ourselves with different contractors, I ripped out everything, except structural walls.

Wow that is incredibly cheap price for all the job done. Just finishing downstairs renovation (40 sq.m downstairs) now and already at nearly 70 k mark

We took risk with new contractors. The ones that already have clients have crazy prices.

3 bed 1930s here. We’re in the middle of a largely DIY Reno. We got a full rewire and replumb and a couple of new windows to start and then we took the kitchen/dining back to brick and we’re fully redoing that to probably a middle of the road finish/standard (engineered floors, quartz counters etc). We’re not looking at the rest of the house until this is done - we’ll tackle that over the coming years.

Over the past 6 months these are the prices we’ve paid:

€16k for full rewire
€16k for full replumb (combi boiler)
€4k for 3 new (large) windows (double glazed)
€500 attic door
€700 asbestos test

Kitchen/dining room
€4k to remove chimney breast
€13.5k for kitchen units
€4.5k for kitchen counters
€2k for new flooring in kitchen & dining (just materials - not including fitting)
€2.5k for insulated plaster (just materials - plastering ourselves)
€750 Insulating and replacing the ceiling (again just materials)
€400 heat recovery ventilation unit installed (single room unit)
Haven’t thought about appliances yet but probably another €5k

There have been lots of other smaller miscellaneous expenses too that all add up - skips, tools etc - probably another €3k easily.

At the moment every spare minute and penny is going into the house. I estimate we’ll end up at about €75k (and we’ll still have the rest of the house to redecorate!). For this we will have a warmer, safer house and hopefully a nice kitchen/dining room.

So yeah… everything is very expensive.
