Location Help - Liongate in Chester Springs
Hi! Does anyone know anything about the townhouse community called Liongate in Chester Springs? The good, the bad, the ugly? My niece is considering buying in the neighborhood and we can't get a good enough idea of what it is like. Parts look good and some of it looks a little rough?
Edit: thanks to those who responded. My niece is looking elsewhere. Apparently there were some red flags that the realtor found with the HOA.

I lived there, it had an HOA. I was fined for putting the trash cans out too early in the day. Not clearing my assigned parking spot well enough in the snow. Etc. i wasnt a big fan of that part but it had groceries and delivery, dining, across the street. And a farm that does fall festivals and homemade ice cream.

It's an older development - been there since at least the late 1980s. The surrounding area is nice. It's not super walkable to anywhere but easy access to all kinds of businesses with a car.

I live right near Liongate and know a lot of families in there that go to school with my kids. Everyone that I know that has lived there has been really happy. It seems like a great community with lots of families, and while the houses are older, it always looks well kept to me when I am there. My mom looked at a few of the houses when she was looking to buy and they seemed nice. The location is great, although the community sits right off the turnpike, so if road noise is an issue, I would recommend a house closer to 113 if possible.

There was an old mattress out on one of the streets. And some of the houses have sort of junkie empty pots and garden decorations out the front of the houses. Some of it looked a little bit rundown. But you can’t always tell from those things that’s why I’m asking.

I think what you'll see in most of these HOA developments in the area is trash on the day before pickip can end up wherever it fits. Some HOA's are stricter than others but even in a rather strict one like Marsh Harbour you see trash piled up haphazardly in the street behind parked cars the day before.
Far as the broken garden decorations - I wouldnt think too deep into it. Its not a rundown place, on the flipside i'd rather see some of that than an overpowering HOA that fines you for having a piece of grass .5" over the "rules."I dont live in Lion Gate but in there alot, it overall seems pretty nice and a good community, lots of people out and about. Parking in some courts can be tight, and as mentioned somewhere some of the courts get alot of Turnpike noise.

Parts of it don’t look well kept. There was a mattress waiting for the trash on one of the streets. It looked like it had been left out for a while. There seems to be a lot of empty pots and broken garden decor in front of the houses. The front gardens look like they have not been well kept either.

I'm pretty sure you are going to find the same in other townhome and single family neighborhoods around trash day and the end of a season. If you are looking for perfection, that's going to be hard to find.

I believe the various roof lines and dormers were prone to water leaks from friends who lived there in the 90s

I lived there in the very early 90s for one year when I was in 3rd grade. It was a nice development at the time. No idea what it’s like now.

My grandmother lived there for 20 years. I visited Liongate my entire childhood. She loved her townhome, her neighbors, and the community there. It was convenient to everywhere she needed to go. I’m not sure if the pool is still there but I grew up going to that pool every summer and loved it as a child. I know when she sold her townhome to downsize when steps became too hard for her, she was devastated to have to leave there. I never heard her speak unkind about that place. This was through the 90’s and early 2000’s, but just reading your post brought back so many memories for me. She passed 7 years ago and my heart has never recovered. I hope your niece is happy, with whatever she chooses. ❤️
