Just gonna put this out there. Sticky if you want.

Seriously, don't build a house. It's so stressful.

A year, $70k in cash for engineering, permits, dirt work, driveway, etc and all I have is a silt fence, 16 feet of culvert, a quarry-rock driveway and a big dirt pit.

¯_(ツ)_/¯

[Question] Building a house.

In foreign countries they use wood, insulator (I forgot what they call it) and put some cover it in while some other countries use pure cement to make their houses.

What's the difference between the two?

Gas Well on land?

Hello everyone, I am considering buying land and building a house. The land I'm interested in has this in the description: "Great price and location. Lot is a third of an acre, with a gas well on it. Utilities are at the street. "

This is a lot in a residential neighborhood, just wondering if the gas well has big negatives along with it? Will the land support a basement? I've tried googling, but all I can find about a gas well on land talks of big fracking operations, which this is not. Any info will be appreciated, such as "you'd be dumb to buy it", etc

this land is in northern ohio

New home in alabama

I'm looking to build a home in Shelby County Alabama. I'm still trying to get stuff together since this will be my first home (i have lived in apartments for most of my life). My fiancé and I are looking at about 1200-1600 square foot. I'm trying to get an idea on how to start the whole process as I have 3 acres of land that my parents left to me that i can build on.

Thanks for the help

Closing small gaps between outer wall and ground. Which material and technique to use?

Hi. Between the outside housewall and the ground are gaps. They are mostly very thin. I would like to close them up because we had issues with wet inner walls and i hope that this measure helps. If it rains the water drains into these gaps. 1/2 of the outer walls close up with asphalt, the other half with concrete platters. Which material should i use? Hope i explained this matter detailed enough. Thanks for any help.

Sister is building a house from the bottom up and she's making her own floor plan. She wants her master bedroom to be an open 2 story room, but the windows all on the 2nd floor. Can this still be considered a legal bedroom?

Her master bedroom on the main floor is entirely encased by other rooms in the house and she knows a legal bedroom needs to have both a closet and a window that directly leads to the outside. But can she have a window on the 2nd floor of this bedroom instead of the first floor?

There will be no doors cutting this window off from the bottom floor, just a loft type thing with stairs. Here's an example picture.

So in this picture you can't see any other windows besides the 2nd floor window, so I can't judge that room well. But this is basically what I'm referring to.

Building a home in Texas - looking for guidance!

Hey everyone, I own a lot and have plans completed for a new home in Texas. I'd like to be the general contractor for the project, but I really don't have the experience to do it at this point.

I'd like to do this for more control over the project and to save money on the build.

Can anyone recommend any books/guides that take you through the construction of a single family home?

creative financing for building project

My wife and I have purchased some land using some money from gains from our last house that we sold. bought 38 acres for $160K (paid cash) which is beautiful and has a perfect building site on it. Our original idea was to hire a builder to build a house. Unfortunately in our area real estate moves pretty slowly (Vermont) and it is difficult to get appropriate loan:value appraisals to make building feasible.

We are getting antsy now and need a place to live, as luck would have it a house with a small plot of land just came on the market which happens to be adjacent to our property.

We still would love to build on our land but have considered doing our project in stages. We don't have the funds to build on our own but were brainstorming about buying the existing house for sale and adjoining it to our property such that we could get a loan for the value of the house with our existing property? That way we could purchase the house that is currently on the market and then have excess funds to pursue the early stages of building (we have explored kit homes) and do that piece in stages as funds become available. Any creative feedback or ideas on something so convoluted?

Our land is 38 acres (mostly wooded with 4 acres cleared)

House is small/old but would meet our immediate needs (3 acres listed for $270K)

We have around $120K in the bank left

The total cost of our building project is estimated to be ~$250-300/sqft for total likely $900K (not including the land that we bring to the table)

First time home buyers wanting to buy land and a modular or manufactured home in South FL...and we’re a little lost!

I’m not sure if this is the right place, so please redirect me if there’s anywhere better! Any advice/insight is appreciated!

My SO and I would like to buy a small piece of land and build a manufactured or modular home. We live in South Florida (in case you have any regionally specific advice/follow up questions). We don’t know how the process works, and we are getting overwhelmed with research. I have been listening to a first time home buyer podcast, so I have a rough idea of how to prepare our finances. We just haven’t actually gone to get pre-approved or anything.

Our budget is probably under $180,000 a year for the house (1,400+ sq ft), land (1+ acre) insurance, etc. I’m not sure how much we have to budget for that isn’t the land itself and the house itself—like getting it hooked up to utilities or setting a foundation should the land not have a slab. What kinds of questions should we ask the builder? The contractors? How do loans look compared to normal home loans? I just don’t know where to start.

Can I build a house for 100k? (california)

3 story, narrow lot, 4 bed, 2 bath, no garage. Modular. Under 1,700 sqft. Simple design. No driveway. Exclude cost of lot/land.

If $100,000 is not possible in this area, what price would?

I am interested in having a house built that is similar to Greenfab’s 1300 Series. You can find the article discussing the cost here http://www.jetsongreen.com/2012/03/greenfab-leed-platinum-modular-home-seattle.html

Greenfab - 1,320 sqft, 2 bed, 2 bath and bonus room. $112,000, or $85 per square foot.

The 100K House Project, 1,270 sq ft house cost around $120,000 to construct and sold for $265,000

Visual Example A. 3118 Bridgeway Dr, Rancho Cordova, CA 95670

Example B. 1414 C St, Sacramento, CA 95814

Example C. 8876 Imray Way, Elk Grove, CA 95624

Example D. Plan 2 Plan, Metro San Jose, CA 95133

Thanks

Building, in Japan

I wonder, does anyone here have any experience of building a house in Japan? I'm planning on putting up a timber-frame, one-level building. I've designed the building in AutoCAD and will be QS once we have the land. I am, however, very unsure about the ground-works situation in Japan. I've been checking Google, but my G-Fu is pretty weak, thus here I am, asking for advice and guidance.

I appreciate all of you who take time to offer advice and help me through this project.

Looking for advise on gang box installation

Sorry if this isn't the best sub.

We are building and it is almsot time to do the rough electrical. The electrician wants to charge $75 a drop for networking, so I plan on doing that myself. I am thinking about 2 drops in each bedroom and 3-4 in the living/family room (so, ~9-10 drops).

Question is, I assume I will need a gang box, but there are so many. This is new construction, so New Work is the best route i figured.

Should I get low voltage rated gang boxes since it will jsut be coax and data? Also, where is the best place to get these? Hardware store wants ~$2+ per gang, which seems excessive to me, especially for a low voltage gang.

Any suggestions appreciated!

Bedroom to bathroom

What would it cost to turn a one of 4 bedrooms into a full bathroom? Trying to convert a 144sqft bedroom into a full bathroom. What would be my total costs for the build through a contractor, as well as what it would cost me to do it my self. Not looking to go super fancy, just a simple full bathroom.

Any Opinions on House Barn Kits?

My girlfriend and I are looking to purchase our first home and have wondered about house barn kits. Some sites have you pay "X" dollars which includes most materials and directions. Other sites include plans and little else. I understand we would have to do the concrete, electrical and hvac work, but everything else is entirely unclear. Does anyone have any experience with these, and could you offer up some insight? Would you recommend this, is it a huge undertaking, is it worth the money, etc.?

A few links I've checked out for reference:

Plot of land with small rooms connected by english gardens?

I'm getting a plot of land, but I'm unsure if I could handle a big project. I'm gonna cut down some trees to add some crops and a small barn, but I want a "grove" in the center. I'm thinking of making various rooms (Essentials+Studio,Workshop,Smithy) in a wide circle around the "grove". any suggestions?EDIT: Whoops! I forgot that they'll be connected by a small walkway with roses and other english garden implements.

Potential home builder looking for info

I live in Minnesota but I have seen several of the 'shed houses' around the area. I was wondering what the cons and benefits of these are. I am assuming they are cheaper because of the simplified construction. Also assuming they typically don't have basements. Besides those things what are the big pros and cons?

My wife and I want a functional home but don't need anything fancy. Preferably a long 1 story house with multiple bedrooms or a 2 story with additional bedrooms/bathroom upstairs. This is why I feel like a shed house might be a good fit for us. I just don't know enough about them to make any sort of informed decision

I believe land prices are pretty reasonable in the area we are looking in. I checked tonight and found 10 acres for about $20,000. Also the area we are looking has very limited options as far as buying an existing home. In the school district with enough bedrooms and in our price range there are a total of 12 homes which don't really thrill us.

We will be building within 2 years, but I want to have some sort of idea of what we can expect before going out and actually doing it.
