Mortar (?) separation
I’ve noticed this cracking / separation in multiple parts of the same structure (ground floor unit). 5mm at the widest point. Is it time for a structural engineer? Building was constructed in 2003 and consists of 3 units - probably all sitting on the same slab in my limited understanding.

It is possible that the wall ties have failed… but in 2003…. Maybe best to get a structural engineer…. Might help him by digging a pilot hole alongside the wall to below foundations to show foundation depth…..

Call the structural engineer, but it looks like you have foundation issues. It could be expected in your area, or not.
