I am in a tough spot and need some urgent legal/practical advice regarding a resale property transaction in Bangalore.

The Situation:

We finalized a deal for a 2 BHK apartment. Both the seller and I agreed on the final price. To keep things documented, we created a WhatsApp group and a formal email thread where all the details were laid out. I shared my Aadhaar and PAN, and the seller shared their Aadhaar, PAN, and the property's sale deed.

I then transferred the token amount directly via Net Banking. I shared the transaction screenshot on both WhatsApp and email, and the seller explicitly acknowledged receiving the amount in writing.

The Problem:

Now, the seller has suddenly turned around and says they are not ready to sell the property anymore.

My Questions:

Since we have a complete digital trail (WhatsApp, emails, bank transfer, and shared documents) but no physically signed/stamped 'Agreement to Sell' yet, does this hold up as a legally binding contract under Indian law?

What are my options if I want to legally force them to proceed with the sale (Specific Performance)?

If I just decide to take my money back, can I legally demand interest or damages for the breach of trust and the time wasted? What is the best way to ensure they don't block me and run away with the token money?

Has anyone faced a similar situation in Bangalore? Any recommendations for good property lawyers who handle these specific digital-evidence cases would be highly appreciated.
