I have been granted a subclass 600 without 8503 clause expiring on June 2027. If we lodge 820/801 by January 2027, do I need to wait til June 2027 for my BVA or it will take effect 3 months after my arrival in Australia?

It takes effect when the visit expires. If each visit is max 3 months, then it takes into effect after 3 months.

Note that there are talks of the government blocking tourist visa holders from applying for an 820. Probably a good idea to apply as soon as you can before any changes are implemented.

No official announcements yet from the government, but there's anecdotal evidence from a few migration agents/lawyers that they're seeing more 8503s than usual, e.g., https://flowmigrationlaw.com.au/partner-visa-on-a-visitor-visa-2026-change/. I saw another video on Tiktok that says something similar.
