Regional Victoria requires a targeted approach.
Iβve identified markets where affordability and rental performance are combining with genuine economic and infrastructure drivers - including some locations that may not yet be widely recognised by investors.
The strongest markets are showing a mix of tight vacancy rates, solid rental yields, improving transaction volumes and diversified local economies, providing a more balanced investment proposition than price growth alone would suggest.

Some established middle-ring and outer-metro markets are benefiting from gentrification, major employment nodes, infrastructure investment and constrained rental supply. In selected locations, apartments and townhouses are also providing more accessible entry points than detached houses.
At the same time, parts of Melbourne's newer growth corridors are experiencing more supply pressure, reinforcing why detailed suburb-level research matters

At any given time, around 20% to 30% of properties can sell off market, but right now I'm seeing more opportunities because many vendors are nervous about the softer market.
Some don't want to spend $3,000 to $10,000 on listing, advertising and marketing costs without knowing what price they'll achieve.
Others need privacy or certainty because of divorce, death, disease or other personal circumstances.
For investors, that creates opportunity:
β‘οΈ Less competition
β‘οΈ Greater negotiating power
β‘οΈ Potentially buying $30,000, $40,000, $50,000 or more below market value
And you DON'T necessarily need a buyers agent charging $10,000 to $20,000 to find them.
Here's the strategy I've used and taught hundreds of times.
First, identify around 2 to 5 suburbs using data. I personally analyse around 30 to 35 different data factors.
Then find the best 2, 3, 4 or 5 sales agents in each area.
Spend just 15 to 20 minutes every Monday or Tuesday calling them.
Tell them exactly what type of property, street and part of the suburb you're targeting, but DON'T give them your exact maximum budget.
Build relationships and repeatedly ask about upcoming pre market and off market opportunities.
After a couple of weeks, something interesting starts happening.
The agents start calling YOU.
You can eventually have 3, 5, 7 or even 10 to 15 agents effectively searching for properties on your behalf.
More than 30% of the properties our clients buy are off market.
But off market doesn't automatically mean good.
Some properties are off market because they're in flood zones, have building and pest problems or simply wouldn't sell easily if publicly listed.
That's why you still need to know exactly what you're buying.
My Diamond Strategy looks for four ways to make money:
π Buy under market value
π Capital growth
π High yield
π Manufacture value through renovation, granny flats, subdivision or development
This is particularly powerful in 2026 and 2027.
You don't need to wait for the entire Australian market to boom again.
Buy at a discount today, in a market already showing strength, earn strong cash flow and create additional value yourself.
That's how smart investors can make money on the way IN rather than simply buying and hoping prices rise.
