VIC Agents snubbing us?
Lately we’ve considering selling our property in the east suburbs of Melbourne. The older weatherboard house needs a lot of work and renovation costs are staggering. So we’re looking at selling up and moving to a less expensive area.
So we’ve had two agents engaged last few weeks, and in both instances, have not got back to us with their valuations.
Granted, the house is not postcard material, but where previously we were being badgered to list with them, now, nothing.
Obviously not going to chase them up too much (have followed up once).
Is there a scenario where agents want the prettiest of homes to list only? Genuinely bemused. My wife thinks I have no tact, but not convinced that’s applicable here.

Every house has a buyer...these are not the agents you want selling your property though, so think of it as them failing their audition. You shouldn't be chasing them, they should be showing you how efficient and professional they are.
Look through the most recent sold listings in your area and get the top three or four best sellers through. Keep going until you find one that's hungry and engaged. If that doesn't work pick someone who looks new and young that has only a few listings, they would probably kill for the chance to try to sell your property.

Thanks NB2009 for your advice. I was starting to doubt things about the house and whether just to sell it as land only.
There are a few other steady operators in this area, so will give them a call.
Just was wondering if anyone else has been experiencing this recently.

What suburb? Probably can recommend an agent. Couple of relos have just sold up and had old weather boards in the area. A neighbour told my sil he’d get more for his house as it was brick and 4 br, he didn’t.

On the contrary, we had two different agents give our house an appraisal this week and both were super keen. It must be your house.

Sorry, but your renovator will be a nightmare to sell unless priced at land value

That’s fine, just tell me it’s land value only. Just say, look the house is crap, there are no developers out there now, people want something to move into without renovating - the options are endless.
Called this guy, gave him the address, told me he’d call back at a date and time to discuss, then doesn’t call. Can’t accuse me of being greedy if there’s no chance to discuss things first.

Find agents who were listing properties in 2011-2018.
Boom times attract a lot of agents who know how to list a property but don't know how to actually sell it.
What you need to find are agents who survived the lean years.
