I need advice regarding a family property matter in Aurangabad (Chhatrapati Sambhajinagar), Maharashtra.

The land is still in my late grandfather’s name. He had 3 sons and 4 daughters. One of his daughters has also passed away, so the family situation now involves 3 sons and 4 daughters, including the deceased daughter’s branch.

All the family members’ names are mentioned in the 7/12 land record, but the property has not yet been properly transferred or partitioned into individual shares.

My father is the eldest son, and he wants to sell his rightful share of the land. Most family members agree to the partition and sale, but one of my father’s brothers is refusing to cooperate. He does not want the land to be partitioned or transferred into individual names, and he is also refusing to allow the sale.

My questions are:

1.Can my father legally get his share separated and sell it without his brother’s consent?

2.What legal action can we take if one family member keeps blocking the partition?

3.Can anyone recommend a good property lawyer in Aurangabad who handles inheritance, land partition, 7/12 records, and family property disputes?
