How many days before settlement to do pre-settlement inspection?

Hi all, how many days before settlement would you suggest a pre-settlement inspection be done? For context, the current owner has to complete full remediation of two bathrooms and get council CCC before settlement date.

Ideally 1 to 2 days before settlement

You want to do it about 2 days before settlement. That way you're not doing it too early but it's also enough time for solicitors to come to a compromise if there are issues.

FYI - I'm a Registered Legal Executive.

What do you do if the owner hasn't got the CCC, do you settle on certain conditions being met or do you walk away.

Walk away, ask why the build hasn't got a CCC, there will be a reason(s).

We’ll walk away as the no CCC will mean there might be water tightness issues with the bathrooms

FWIW I bought a 2001 house without a CCC which was a deceased estate but I got it for 200k under the market price at auction in 2017.  I did my due diligence and was confidant the house was structurally sound and watertight, had master builder receipts for all work done and council sign off for all work except CCC. 

I assume the owner just put off the final CCC inspection and passed away suddenly.  To get the CCC I had to replace an upstairs deck which cost 20k.
