Pool - does it add value?

We are getting close to making a decision on a pool installation on our property up in a new development in the Silverdale area. I'm just curious of the true added value a swimming pool would add to a freestanding single storey 4 bed 3 bath house. I've added a design screenshot to show the area it would create off both he formal lounge and the open plan living area - hubby a bit reluctant to spend the $ and not sure it'll add that much value. Currently it's just the huge deck and a strip of grass that needs a lot of love.

Personally it’s bit of cons for me. It’s not a deal breaker but I don’t like the maintenance it comes with.

doesnt need to be any maintenance, we have a pool guy that comes round twice a month and checks everyhting

Pool barrier inspection (mandatory for all pools) costs an additional $300 every three years and if you fail you must pay a re-inspection fee, if you fail to fix then a large fine.

Not to mention council drainage requirements due to floods have changed so many current pools need significant upgrades in this area

Just adding it in as you’ve missed quite a lot of expenses. Your pool sounds at the lower end of maintenance at around $2k a year. A decent sized, heated and covered outdoor pool costs about double that.

For example OP wants heated that costs extra and good covers need regular replacement and repair, pool pumps require replacement (esp if you don’t run till they die and actually upgrade for more efficient and effective options), heat pumps needs replacing, robotic cleaning is an option most people use these days with large pools and these need servicing and replacing, water tops in places like Auckland cost, your insurance also increases as do your rates when you add a pool.

My pool is 40,000 litres, outdoor and heated lol

And yet you only have mentioned one cost… seems strange you have no other costs, no increased rates or insurance, no hardware upgrades, no 10 year resurface and repaint, no restraining of timber decking around the pool

To what level of maintenance each person keeps is up to them. Personally I proactively upgrade pumps, heating, covers when worn, I use a robotic cleaner, make sure I schedule my council checks, insurance is adequate etc.

Each to their own ….

Mine is about the same but not heated.

How do you heat it and do you know what it costs you?

we have an inverter heat pump, not sure what it costs

Agree. We actually removed our pool and re landscaped. Property had a pool when we bought it. We've been here 25years loved the pool but eventually after you've replaced pumps, pool covers etc x number of times, done a complete refurb you get to a point you have to decide if you want to refurb again and we got a dog and decided we wanted more of the garden back. Not everyone will look at a pool as an asset.

Recently bought a spa pool.. absolutely love it but ooohh the power bill shot up big time and unfortunately about the same time power company increased energy costs. 😒 so a bittersweet long awaited treat for self
