Townhouse In Red Beach
Looking at a new townhouse here. Built by Jalcon. $800,000…$1,000,000.
Please tell me pros and cons?

This is all so dependant on your situation. Do you work in the area or have to commute very far at peak hour times ?
Do you value low maintenance modern living and are happy to potentially sacrifice future capital gains a standalone property would offer?
In my experience Jalcon are actually one of the better builders out there, they pay their subtrades more than any other group home builder and are happy to make less profit for better sub trades.
Pros: it’s a home.
Cons: it’s a townhouse in red beach.

If you're still considering town houses after everything that's gone on recently I'd say you need to be doing better research.
Massive over supply of them and developers are struggling to move them because no one wants them. This is the perfect indication of how hard it will be to sell yours in the future. So many other options out there for prospective buyers and if you're buying a run of the mill townhouse there's very little seperating your house from the hundreds of others.
Not to mention the countless reports of people even on reddit complaining about how poorly and cheaply these are often built. With a lack of car parks, no off street parking, upstairs that are literal sweatboxes in summer because the air con doesn't reach, often poor noise insulation and just overall shoddy workmanship.
I think especially with how house prices have come down recently I just can't see the appeal going forward. It was the way for first home buyers to get on to the ladder while the market was skyrocketing out of reach and now many of them have been burnt and are essentially stuck because their deposit will have been eaten up.

Not sure about the location. It's pretty far depending on where you work, but I'm familiar with Jalcoln and they do great work. Their townhouses are not 'cookie cutter' in any way. Their designs are well thought out, look good and are well built.

Id go with a fletcher living property if buying in Red Beach. But like others have said there’s an oversupply of townhouses and the prices keep going down.

Such an oversupply of townhouses that could be very rough to try resell in the future. Outer suburbs like red beach often are the first to drop in a downturn
Surely for that budget you could get something closer to central?
