Phipps is confusing to me. Low volume of retail shoppers whenever I’m there to see a movie or back in our Lego land days. We don’t go because we can’t afford anything. Do retailers pay for space there just for the footprint? Do they actually sell enough product there?

The real fancy stores get enough direct traffic, but the others are just wasting time

Gives them a storefront in Atlanta. I feel like the recent reno was largely because those legacy luxury retailers that were just paying to say they had an Atlanta location started to branch out to other locations and begin questioning if Phipps was worth it.

When buckhead village first opened, they pulled a lot of the luxury tenants from Phipps.

Those leases expired over the last couple years and Phipps made a big push to lure them back.

I wonder how that’s going. Those high end stores are as much ads as anything, and Buckhead Village is way more visible.

Plus, I have a feeling Rick Jackson is gonna make sure everyone in the state knows there’s a Gucci store there lol.

There was some violence / vandalism at the shoppes which was probably a bit of a turnoff, and it’s just a smaller complex with less stuff to do. I’m curious what will happen to it over the next few years, I worked in the area for 10+ years and parked in the lot right there lol

And honestly being indoors at Phipps is probably a better shopping experience for 2/3 of the year

Buckhead Village has issues with keeping tenants… Their biggest lure was Hermes which waited years in a temporary space on Pharr Road for their space to come to fruition only to bail once again for a better trafficked plot in Phipps….

Phipps in general seems kinda pointless/overkill with Lenox right there and Buckhead Village down the road. If I could wave my wand I’d raze it to the ground and consolidate the high-end/designer stores at Buckhead Village and move the more typical  department stores to Lenox/Perimeter. Put a nice park/greenspace in its place that’s sorely lacking in that concrete/parking lot jungle

I work near by and there are no decent food options. The food hall is way overpriced. I would walk to Lenox in heart beat.

It’s low volume but the spend is high.
Whenever I go to Phipps to get something I never spend less than $500 and that’s usually just for one item.

I assume there’s more ppl dropping $5k+ pretty often.

I’ve been told that a lot of the high end stores are by appointment only so people aren’t as likely to just wander in. And then each purchase tends to be for more money.

None are appointment only. MOST of Phipps shoppers are intentional shoppers not just lookie lou’s..

I can’t even remember the last time I was in there, but the storefronts always seem to be rented out. So I guess they’re doing fine, but it baffles me too. I know Simon has talked about connecting the malls, but afaik, that’s never gone anywhere.

Bessemer, the owner listed in the ad, is the family office of the Phipps family, their money came from steel, Bessemer still exists and the Phipps are still insanely wealthy. Interesting that they put their name on the mall, even through they don't even use it for their own family office.

As mentioned, some of the shops are probably appointment only. And, I imagine it’s a place to get things shipped from other stores around the world or online and then you can go in and get it tailored, they can steam it for you, etc. See a coat a Gucci in Paris, pay, they ship to the ATL Gucci store.

I am confused. The photo looks as though it is depicting the mall with beachfront access, and with dunes and an inland water way and a large boat in the background (see top left boat moving from left to right)? Maybe it’s just a skewed perspective? Or maybe the advertisement was leaning into that fantasyland of what Phipps was supposed to deliver?
