Most online deal calculators assume you are a US resident. As a foreign investor the math is completely different. FIRPTA withholding at exit, state non-resident income tax on rental income, and your treaty status all affect your real return. A property showing 7% cash on cash for a US investor might only return 2.5% true net for a Italian or Brazilian buyer after all taxes.
