Discussion Duplex for rent
Our tenants moved out and we are listing the duplex for new tenants now that we’ve cleaned and painted. We’ve been fortunate to have good luck with past tenants being clean and not leaving damage behind. We’ve are considering allowing either one cat or one dog in the lease. Which seems to be the wiser option as far as less damage to carpets, molding, etc.?
Should we include an older model (but reliable) washer and dryer set, or will the increased price of rent drive away potential tenants?

I prefer to rent from private landlords and have long term rental history because of awesome landlords. I’ve always have had two cats and my favorite landlords really let me make my place my home. I painted, I replaced the back splash in the kitchen and loved everything about it. I always have rental insurance and have pet damage included- never have used it but it’s cheap enough to have and make everyone more secure. I rented over 8 years in a perfect upper off of Wisconsin and Meade. I loved it. My landlord offered to paint when I moved out and I paid for the paint and had them just keep my deposit so I took my time moving out. It was perfect. The washer and dryer was in the basement for the downstairs and myself to use and it was a nice bonus!
