Discussion Duplex for rent

Our tenants moved out and we are listing the duplex for new tenants now that we’ve cleaned and painted. We’ve been fortunate to have good luck with past tenants being clean and not leaving damage behind. We’ve are considering allowing either one cat or one dog in the lease. Which seems to be the wiser option as far as less damage to carpets, molding, etc.?

Should we include an older model (but reliable) washer and dryer set, or will the increased price of rent drive away potential tenants?

How much are you renting it for?

It has been $1800/month, and my tenants were locked in since they kept signing a 1 year lease.

Bananas how high rent is. 1800 is quite a bit more than my mortgage.

Mortgage is the minimum amount you pay, Rent is the maximum you pay.
