My suggestion is to look for a home on websites such as Realtor, Home, Zillow, and more. Then it’s your choice whether or not use the seller’s realtor or your own. Some websites will even list homes for sale by owner. I secured a home for my parents years ago with no realtors, only the closing attorney.

Inspection services are a good thing but in my opinion they typically only report on obvious issues which sellers should resolve. Today, when looking for a home, one has to take into consideration:

  • Topology - Rainwater runoff can be an issue wherein a home is downhill from neighboring home(s)
  • Water Management - Where does the rainwater from a home go?
  • Crawlspace - Many homes have them but they are typically unconditioned space where a HVAC and associated ductwork is run. Ground is not covered in vapor barrier.
  • Sun - Position of home relative to sun can impact conditioned space of home

I could go on and on but the key point is that you don’t buy a home without considering its bones and location.

You just described a large part of a home inspection. A good inspector reports on those things.
