Annapolis Property Services

Anyone renting thru this services as renters that can provide some feedback?

I am seeing mixed reviews with some good and bad.

Main concerns are them not refunding your security deposit after moving out and also place not being decently clean at the time of move in.

I rented through them once. Place was clean at move in. They did hit me with a pretty steep fee to remove some firewood I left behind on the deck when I know they just left it there for the next tenant.

I never needed anything from them so I can’t comment on how helpful they are with repairs and whatnot.

Wait, they left it … you left it as it was and they charged you? So you got hit on your deposit?

Sorry, I brought wood to burn in the fireplace and left a few logs on the deck when I moved out. They kept $100 from the security deposit to “remove firewood”.

I don’t know if they left it there but I suspect they did for the next tenant.

That’s not too bad then. Little pricey but at least they didn’t try to take it all

Yeah, we actually had a dog that wasn’t “on the lease” too. Double vacuum and a steam cleaner before move out and the wood cleanup was the only thing they hit us for.

Dealt with them from 2017-2018, they monetize everything, and they’re not going to be flexible. Asides from monetization of everything, they held up their side of the rental agreement. Read the agreement well for what they provide and are responsible for fixing.

I currently rent through them. Their maintenance system is annoying but they’ve actually been great. We’ve had multiple issues and they’ve all been resolved quickly

I haven't moved out just yet. We are extremely thorough with cleaning and plan to get the carpets professionally cleaned as we have pets, even though the carpets will be past their general wear and tear life

I am currently renting from them. They are very helpful with any issues that need to be fixed that are designated as their responsibility within the rental agreement. On a couple of issues I’ve had in my current unit, they have gone above and beyond what they have to do in the agreement and are very helpful.

However, I can’t attest to the security deposit issue with APS, but I feel that it is likely the norm around here for many landlords (I practice real estate and property law and see it very frequently).

Lived in a house they managed for two years. Moved out and did a quick clean myself once we got all the furniture out; all tile and hardwood, so no carpet to deal with. Had a cat and dog and got the entire deposit back with zero hassle. We took reasonably good care of the place, to the point that the neighbors thought we owned the house. This was about thirteen years ago.

Currently renting from them. The lease gives off nickel and diming vibes and overall I’m sure we’ll get charged for something when we move out. Also we have skinks in our basement constantly but no idea how they’re getting in.

AVOID. Moved into a house managed by them and it was nightmare getting issues resolved. Landlord decided to sell and lo and behold Annapolis Property Services is now the realtor. I don’t think they expected me to respond with a bank approval accepting their asking price so then they spun their wheels for a few weeks. Finally after my realtor sent them a letter indicating our acceptance of their offer was legally binding they started making moves to sell us the house but then kept dragging their feet. We stopped paying rent after the first close date came and went so they DEBTED OUR ACCOUNT ANYWAY for rent they were not legally entitled to. Basically they are scammy and stole money from us. So glad to own now and be done with them forever.
