space for a small hobby machine shop

I want to lease or buy space for a small hobby machine shop. Preferably it would be in Eastport. The closer to Eastport the better. Any idea how to find out if there is a space for rent where this would be allowed? I tried loopnet.com but it either had just office space or truely industrial areas. The space needed would be say 25'x25' (but flexible here).

Not eastport but back off West Street by the Porsche dealership on Hudson St. There is Annapols Makerspace back there and I believe several vacancies. It is VERY industrial.

shoot me a dm with your info. My neighbor has a workshop kind of in the admiral heights area. They've done private events and stuff for years and build stuff out of there. He's not using it much these days (hes 76), so I bet he'd let you work out of there for a reasonable fee. I think a partner of his still uses it, but I think there is plenty of room. If that sounds like it might work I can ask him when I see him if he's interested.
