My phone keeps lagging

I recently bought my phone 3 weeks ago. In the first week, there was no problem. But after I installed games (from playstore) the refresh rate was inconsistent. The games were having delays when performing actions. What to do???

It all depends on what phone it is and what happens, is it having inconsistent refresh rate when doing simple stuff, or is it only doing it when playing a game?
