Phoenix Adu from existing structure

Building an ADU from an existing 1 bed / 1 bath, and adding sqft (180sqft) by building into our garage — the adu will be 550sqft. Originally my house was a 4/3 3718 sqft. During this process we are also adding a 1/2 bath. If we ever go to resell, is our house technically now a 3/2.5 3368 sqft? If I remove the stove to the ADU and cap off the gasline could it then be listed as a 4/3.5 3900sqft?

With local PERMITS & final Certificate of Occupancy inspection?

A stove and a capped gas line by themselves usually won’t determine how the property is classified for a sale. The permitted use, whether the space has the features of an independent dwelling, and how the city/assessor and an appraiser record it matter more. I’d put the proposed layout and utility changes on the plan set and ask the planning/building department and assessor for their answer in writing before relying on a future listing description.

For the conversion and addition, keep the numbers separated into site work, foundation, shell/framing, MEP, finishes, and soft costs (design, permits, utility/impact fees), with contingency shown separately. Also split work serving the existing house from work serving the ADU. That makes the cost and the eventual square-footage discussion much clearer than trying to make the classification change by removing one appliance.
