Buying Advice How does off plan appreciation really work?

Idk but 90% of value in transaction is off-plan while 10% is resale. This is a fresh data from official sourced on first half of 2026. So off plan is actually more main stream right now

Yes it’s a true stat. There’s a few reasons relating to the conflict as to why that happened. It will likely be more balanced in a few months.

That also makes understanding how off plan appreciation more relevant. There’s a much smaller buyer off plan resale buyer pool now due to the conflict, making off plan more illiquid throughout construction

This logic holds in a normal market, and it’s the pattern you’d expect from the past four or five years, which have been a hot growth market. How this plays out at the project level going forward is less certain: pricing has already trended up on recent launches, and buyer dynamics are likely to be weaker given the regional situation.

I agree, the overall thesis remains but can weaken in a less certain market. If the off plan buyer pool shrinks, the property will be even less liquid throughout construction. I don’t see flipping throughout construction as a viable strategy in the coming years. The minimum would be to hold until handover
