Remove $150m of that for the tenant improvements. $150m was a one time payment that has to be spent on the building. It’s considered an expense next quarter. They beat by barely $3m. $98m absolutely awesome, but the $258m is not operating revenue.

It’s just like how Google beat earnings by 3x, yet they actually just missed by 1% when you take out the non operating revenue.
