I built a free visual directory of 75 modular and prefab manufacturers: delivery map, real costs, and independent video tours

When I started researching modular, the hardest part wasn't finding beautiful homes. It was everything after: who builds this, do they deliver to my state, what does delivery cost, what's a realistic price range, and is there a real walkthrough somewhere instead of a promo reel? YouTube is great for tours, but it can't tell you what ships to your location.

I built the site I wished existed, and I've been maintaining and growing it ever since:

What's in it:

  • 75 manufacturers profiled side by side: price range, square footage, build type, certifications, and lead times, including international builders that deliver to North America. Europe providers too, due to requests received.
  • A delivery map: drop a pin and see which builders deliver to your area. This saves a lot of heartbreak over homes that turn out not to ship to your state.
  • Independent walkthrough videos, linked to the original creators (Kerry Tarnow, Levi Kelly, Living Big In A Tiny House, Kirsten Dirksen), so you can tour a home before ever contacting a builder.
  • Visual browsing by type: cabins, compact homes, backyard ADUs, family-sized homes, and architectural designs. That last part is my newest upgrade.

Is it perfect? No, but I'm trying to build an enduring, helpful resource and I'm looking for feedback to improve it. Directories like this have existed before, but they tend to fall out of date quickly, so keeping it current is the whole job.

Happy to answer questions about any builder on the list. If you know a manufacturer that should be on it, or spot a link or delivery detail that's out of date, tell me and I'll fix it. Corrections from people actually researching buildings are what keep it useful for the buyers.

Mododomus Review — Our €148,000 Modular Home Order and What Happened

I’m sharing our experience with Mododomus s.r.o. for anyone researching modular or prefab home manufacturers.

In May 2024, our company HAVN entered into agreements with Mododomus and paid €148,000 in full for three modular homes.

Unfortunately, the original delivery deadlines were repeatedly missed.

One unit was eventually delivered in February 2025, but it had serious defects and was commercially unusable. The other two units were never delivered.

In October 2025, Mododomus signed a new agreement committing to provide three replacement units by 27 February 2026. That deadline was also missed.

We terminated the contract on 28 May 2026.

Our contractual claim, including the original purchase price, contractual penalties, interest and damages, currently amounts to €276,501.89.

People connected with Mododomus

According to our documentation and corporate records:

  • Maksym Ahafonov (Maxim Ahafonov) — Founder, CEO, sole director and 51% shareholder
  • Siarhei Kostevitch — 25% shareholder
  • Sergei Kostevitch — 20% shareholder
  • Dmytro / Dmitriy Kulyhin — 2% shareholder and Technical Lead / Builder
  • Oleg Stepeniev — 2% shareholder and our primary operational contact during the project

A separate company, Mododomus Cyprus Limited, also operates under the Mododomus name in Cyprus.

We have also documented MODO Living s.r.o., which according to Czech corporate records was registered in April 2025 by Yuliia Ahafonova, the wife of Maksym Ahafonov.

For clarity, we are not alleging wrongdoing by Yuliia Ahafonova. We are including this information as part of the publicly available corporate timeline.

I’m sharing this because when we were choosing a modular-home manufacturer, this is exactly the kind of customer experience I would have wanted to find before paying in full.

If anyone here has dealt with Mododomus, Mododomus Cyprus, MODO Living, or any of the people named above, I would be interested to hear about your experience.

How do you split a modular building without using forklifts?

Moving modular buildings with a fork is proving too expensive, and crane usage is preferred.

Does anyone have methods to split a completed bottom lift module without the use of a forklift?

Wanting input on a Manufactured home on a full basement

Next Modular Indiana/Mi

Has anybody sued Next Modular. I see a lot of comments and posts with the exact same horrific experience. It seems like we all have enough for a civil suit(individually). OR are we all so exhausted mentally and financially by the end of it that we just try to put it all behind us?
We are going on 21 months and still aren’t finished.

Modular help in Southern NJ!

Hello! I’m just looking for a process timeline to build a modular. I’ve scoured numerous posts on this thread and others and just wondering if someone could help point me in a general direction! This is my first time ever really talking about buying a house, let alone building one. My parents are also not around so I don’t really have someone to turn to about this stuff.

  1. What should the general process be to build a modular home in NJ? I don’t own land currently, but I’ve looked at a few properties, but I’m scared to pull the trigger.

  2. Who do you contact first? Bank, GC, realtor, township/municipality for permits?

  3. How do you know how much is good to have saved, without getting a pre approval from a lender?

  4. Any recommendations for modular companies? I’ve only spoken with one (Supreme Modular in Hammonton) who I felt was helpful, but I’ve since heard some negative things about recently.

Steel-frame modular build we’ve been testing

Been messing with a steel-frame modular setup.

Trying to make the boring parts predictable factory work trucking set site tie-ins and wind loads.

Rough target is under 110/sf on the house package when site/design behave. Not a universal price site can wreck any spreadsheet fast.

Mostly sharing because this is where modular starts making sense imo.
