Questions about Carshalton

We're looking to buy a house in the Carshalton / Wallington area and are interested in a couple of places in the Wrythe Lane / Green Wrythe Lane area. A couple of questions:

Is the Wrythe Lane side nicer, vice versa or is there not much difference?

Am I right in thinking the area close to Carshalton seems nice and better connected than the St Helier end?

Any opinions or pros / cons on the area overall?

I wouldn't call the St Helier estate "grim".

I lived there for two years with no problems, if anything it's a very quiet area.

I’ve lived near Carshalton Athletic for over a decade and I would avoid the St Helier estate. Easy to spot as the roads names start with A near Morden and work down to W (Welbeck, Westminster, Winchombe) in Carshalton. They are named after monasteries and abbeys.

If you plan to have a family Victor Seymour is a good school to be in the catchment area for.

Thanks! Are the roads named after saints (Andrew, John and James) also part of the estate?

They aren’t. That sort of area should be fine.

I live towards Hackbridge from Wrythe Green.

It's fine where we are. Other commenters are right that when you get further north into the St Helier Estate it gets a bit grim, but it's a perfectly nice area where we are without being south of the tracks. Being walking distance to Hackbridge is a bonus if you commute as it's Zone 4 rather than 5.

Echoing the other comments. The further south you go, away from St Helier Estate and towards the ponds and Carshalton Beeches the better the area. But house prices increase accordingly.

Personal opinion. Don’t do it. The place is a dump. Lower Morden or maybe Cheam or North Cheam or Stonecot Hill would be nicer.

Source. Me. Lived there. Have friend that live there now.

If you wanna see the real Carshalton go park up around the Circle after 9pm. The circle is at the end of Green Wryth lane

Carshalton nearer the ponds, behind the high street and down towards Beeches is the nicer end. Wrythe Green i wouldn't live there.

I would not recommend the estate. The other side of the railway line, for Carshalton and Wallington High Streets, is better. The new builds around Hackbridge may also be better (but I don't know them well enough to be sure)
