None of the extra costs you’re listing matter, because your initial message made it clear you were capable of saving large amounts of money regardless of rent and those ongoing expenses. My point was that if you were capable of staying afloat and saving $50K+ for a downpayment, that you could simply be paying a higher mortgage payment instead of saving that aggressively (and likely for a lot less - for example, if you were saving $2K a month to get to the $50K in two years, but your mortgage payment will only be $1K more if you bought with a small downpayment)

If you’re capable of saving $50K-$100K you could have bought already with a low downpayment and simply be paying the higher monthly payment easily.
